A three-story renovation to Riverview Tower to serve CGI Federal’s new IT Delivery Center.

The design concept for this project takes inspiration from CGI Federal’s technology-driven perspective, seamless integrating dynamic elements with natural materials. In the elevator lobby and reception area, wooden acoustical slats are thoughtfully placed to create movement and to support CGI Federal’s company branding. Throughout the three floors, different ceiling elements complement the activity that is happening beneath such as wooden ceilings in public areas, acoustic baffles in collaborative spaces and conference rooms, and open ceilings in areas of primary circulation. Individual workspaces and collaboration areas are located around the perimeter of the office, taking advantage of the panoramic views of downtown Knoxville and the Great Smoky Mountains in the distance. Other references to local landmarks are located throughout the three floors using unique room names, wall graphics, and art. The design team collaborated with client representatives to provide spaces that enhance and support their work dynamics. Our design strategy emphasized flexible, functional spaces that accommodate the varied work styles and tasks that the team engages in. The furniture was selected by CGI Federal to provide utility and comfort that reinforces the overall design concept. Our collaboration resulted in a workspace that not only supports CGI Federal’s current needs but also allows for future growth and adaptation.

Framework for Design Excellence

Design for Integration
- The design team collaborated with client representatives early in the design process to establish a clear direction for each floor of the renovation.
- Functional and flexible spaces such as the open collaboration zones support both collaborative and individual work needs. These spaces can accommodate various sizes of project teams.
- Strategic placement of the workspaces and collaborative areas around the perimeter of the office leverages the natural light to the fullest. This minimizes the need for artificial lighting and increases the overall well-being of the users.
- Incorporating local art and wall graphics that resonate with Knoxville and the Great Smoky Mountains enhances the connection between the workspace and its geographic context. This integration creates a sense of place and identity throughout the project.

Design for Equitable Communities
- The collaboration with CGI Federal’s team allowed the project to cater towards the specific needs and preferences of the employees.
- The creation of break room and collaboration spaces encourage informal interactions and provide an environment that combines work and well-being.

Design for Ecosystems

Design for Energy
- The placement of workspaces along the perimeter of the floor plate optimizes the use of daylight, significantly reducing the dependence on artificial lighting.
- In scenarios where artificial lighting is required, the design incorporates energy-efficient LED fixtures. These fixtures offer superior performance with lower energy consumption, further contributing to the project's energy-saving initiatives and supporting a sustainable work environment.

Design for Well-Being
- By optimizing the use of natural light, the design enhances occupant comfort and promotes a healthier and more productive workspace environment.
- Through strategic ceiling placement, the design effectively reduces noise levels in crucial areas, fostering better concentration and less stress for all occupants.
- The choice to use low-VOC materials emphasizes the commitment to occupant well-being, as this approach significantly reduces indoor air pollutants, creating a safer and healthier workspace.

Design for Resources
- Carbon-conscious materials were used throughout the project, emphasizing sustainability.
- The use of local materials minimized transportation emissions and reflected a resourceful and community-centric approach to the project.

Design for Change
- The design's emphasis on flexible spaces supports adaptability, allowing for easy reconfiguration to meet evolving needs and ensuring the workspace remains relevant and functional over time.

Design for Discovery
- By establishing project goals and precedents early on, the design process was informed and directed, fostering a strong foundation for decision-making and creativity.
- Sharing lessons learned with the project team encourages continuous improvement and innovation, making each project an opportunity for growth and knowledge-building.
- The commitment to conduct a post-occupancy evaluation reflects the design's emphasis on discovery, ensuring the ability to assess performance, learn from outcomes, and refine future design strategies.
